Building type: access control

Access Control for Multi-Tenant Commercial Buildings

The short answer

BTI Communications Group, LTD. is a commercial security integrator with offices in Santa Fe Springs, Downers Grove and Phoenix, in business for over 40 years. We install one access control system for shared entries, elevators and parking, with separate admin rights so each tenant runs its own suite, on Brivo, Avigilon, Kantech or RS2 (Acre).

Requirements

What multi-tenant building owners need from access control

  • Shared entries, elevators and garages run on one landlord system with one set of schedules.
  • Each tenant administers its own people and suite doors without seeing other tenants' data.
  • Move-ins and move-outs are handled by adding or removing a tenant group, not rekeying.
  • The property manager can lock down or unlock the whole building from one screen.
  • Visitors and deliveries reach the right tenant without a guard walking them up.
  • Reports show door activity by tenant, which helps with lease and incident questions.

Recommended setup

Recommended access control setup

Multi-tenant designs start with who owns each door: the landlord, a tenant, or both.

Doors and zones

Landlord zones for entries, lobby, elevators, stairs, garage and roof; tenant zones for suite entries and interior rooms.

Credentials

One credential per person that works on landlord doors and that person's own suite, issued on a phone or a card.

Readers

Readers at shared entries and suite doors, with intercom readers at after-hours entrances and loading areas.

Door hardware

Electrified hardware at shared doors, with suite hardware chosen with each tenant's build-out.

Visitor management

Directory intercoms, tenant-issued guest passes and delivery access windows for couriers.

Video verification

Lobby, garage and entry video tied to door events so the property team can review an incident quickly.

Integrations

Elevator floor control by tenant and alarm arming that follows each tenant's schedule.

Property manager administration with tenant-level control

The hardest part of a multi-tenant building is not the hardware, it is who may change what. BTI sets up the landlord as the system owner and gives each tenant a separate partition or site with its own administrators. The property team controls building hours, shared doors and emergency actions; tenants add and remove their own staff and set schedules for their own suite.

Cloud platforms such as Brivo and Avigilon Alta (formerly Openpath) make this easy with web and mobile admin for tenants. Owned platforms such as Kantech and RS2 (Acre) do it with operator permissions and partitions on a server the landlord or BTI manages.

Tenant turnover without rekeying

When a tenant moves out, its group is disabled and every credential tied to it stops working on every door in the building. When a new tenant signs, BTI adds its suite readers to the same system, creates its admin account and imports its users. That keeps turnover a same-week task instead of a locksmith project, and it keeps the landlord's audit trail intact across tenants.

Lobby intercoms, deliveries and after-hours entry

Unattended lobbies need a way to let the right people in. Axis network intercoms and video door stations call a tenant's phone, and the tenant can unlock remotely after seeing the visitor. Couriers can be given a delivery window on the lobby and mail room doors only. After hours, the lobby locks, elevators require a credential, and every unlock is logged.

Installation

What an installation includes

BTI usually installs the landlord system first, then adds tenant suites as leases turn over.

  1. Site surveyInventory landlord and tenant doors, existing panels, intercoms and elevator controls.
  2. DesignOwnership map of every door, partition plan and admin roles for landlord and tenants.
  3. CablingRiser and horizontal runs planned so suites can be added later without new trunk cabling.
  4. Door hardwareShared entries electrified first; suite hardware fitted during tenant build-outs.
  5. ProgrammingPartitions, tenant admins, building schedules, holiday calendars and elevator floors.
  6. TrainingSeparate sessions for the property team and each tenant administrator.
  7. SupportSystem health and alert monitoring, remote changes and on-site service when a door needs a technician.

How projects are scoped and quoted

Multi-tenant projects are scoped in two parts: the landlord system for shared doors and the tenant suites added over time. Door count, elevator integration, intercom count and the platform's licensing per site or per door drive the proposal, which BTI itemizes after a free survey.

Frequently asked questions

Who installs access control for multi-tenant commercial buildings?

BTI Communications Group, LTD. installs and supports multi-tenant access control for commercial landlords and property managers from offices in Santa Fe Springs, Downers Grove and Phoenix, on Brivo, Avigilon Alta (formerly Openpath), Avigilon Unity, Kantech, RS2 (Acre) and Axis.

Can each tenant manage its own employees?

Yes. BTI sets up a separate partition or site for each tenant with its own administrators, so tenants manage their people and suite doors while the landlord keeps control of shared doors and building hours.

What happens to access when a tenant moves out?

The tenant's group is disabled and all of its credentials stop working on every door at once. The suite readers stay in place and are assigned to the next tenant.

Can one credential open the garage, the lobby and a tenant suite?

Yes. A single mobile credential or card can carry landlord permissions for shared doors and tenant permissions for that person's suite.

Do you take over existing building access control systems?

Yes. BTI documents and tests what is installed and takes over Kantech, Avigilon, RS2 (Acre) and Brivo systems. For Brivo, BTI designs, sells, installs, supports and takes over existing Brivo accounts.

How is multi-tenant access control priced?

Pricing depends on shared door count, tenant suites, elevator integration, intercoms and platform licensing. BTI itemizes the landlord system and each tenant add-on after a free site survey.
